Warners Solicitors LLP provides Estate Agency, Residential Conveyancing and Private Client services.

At Warners we pride ourselves on providing a bespoke service that is tailored to your needs. As a result, our fees can vary significantly depending on a number of factors including your own circumstances and the particulars of the property that you are considering selling or buying.

For illustrative purposes however, below is a summary of indicative fees associated with a standard case.

 

Estate Agency

When selling a property there are a number of upfront outlays including Home Report, photography, ESPC advertising, For Sale Board, sales particulars and marketing on other portals. Warners will arrange all of these for you. Costs for these are typically in the region of £1,200 but can vary depending on a number of factors. We also offer the option for you to defer these costs so that you can get your home onto the market without paying anything upfront. 

Our estate agency fee – payable on completion -is typically 0.75% + VAT. Again, this will vary depending on the property you are selling and your own circumstances.

 

Conveyancing

Our standard conveyancing fees start from £700 + VAT for a sale and £850 + VAT for a purchase. There is substantial variance around these fees however as, depending on the property and your circumstances, there may be additional legal work required or risk involved with the case.

There are standard outlays that we will incur on your behalf, payable to the Registers of Scotland, for Advance Notice and Registration Dues. You can read more about the costs associated with these here.

In the case of a sale, you will also need to pay for a Multisearch. This is essentially a series of searches against the persons and subjects associated with the transaction – and this is typically £150.

When buying a property you will also have to consider Land & Buildings Transaction Tax and, depending on your circumstances, the Additional Dwelling Supplement. Revenue Scotland has an online calculator for these items here.
