What to Look for when Viewing a Property

Viewing properties is probably the most exciting step in the process of buying a home. It’s also arguably the most important step, as knowing what to look for during a viewing will help you make an informed decision and avoid potential pitfalls. Preparing for the Viewing

I always say to buyers that one of the most important things you can do when your looking to buy a property is to do a little research before you arranging a viewing.

First and foremost, you should have a look over the Home Report. This will give you a good indication of the condition of the property, its energy efficiency, as well as things like factoring fees. You can download Home Reports directly from Warners website, as well as from ESPC’s site.

If you’re not familiar with the area that a property is in, spend some time researching it online. Look for details about local amenities such as schools, parks, shops, and public transport links. By doing this initial research you can focus your time on viewing properties that are likely to be of serious interest, as well as flagging up potential issues that you might want to investigate while at the viewing.

Arriving at the Viewing

The outside of a property can tell you a lot about how well it has been looked after. A well-maintained garden and driveway are good indicators that the owner will have taken good care of the property.

You should also take the opportunity to assess any external issues highlighted in the home report such as wear and tear around window fittings.

Inside the Property

Once you’re inside the property, it’s worth having a checklist to make sure you fully evaluate everything during the viewing. First and foremost, you’ll want to make sure that the property is big enough for your needs. Bear in mind that sellers will tend to declutter, so make sure that there will be plenty of room for all of your furniture as well as enough storage space for your needs.

When it comes to fixtures and fittings, you’ll want to inspect things like kitchen cabinets and worktops, as well as any integrated appliances. Don’t be afraid to ask questions about the age and condition of appliances. For older appliances, you may need to replace these sooner than expected so be sure to factor that into your budget. Similarly, you should ask how old the boiler is and check if the seller knows when the last time it was serviced was.

It's also worth checking water pressure by running taps, as well as making sure that there are plenty of power sockets in convenient location. It’s also worth clarifying with the owner whether items like curtains and blinds will be included in the sale.

Finally, if it’s the homeowner themselves is covering the viewing, try to build be friendly and build a rapport with them. Sellers generally prefer to sell to a buyer who they like and who they feel will look after their home and get on well with their neighbours. If you’re competing against other buyers, especially at a closing date, small things like this can make a seller more inclined to accept your offer.

Follow-Up and Second Viewings

If you’re considering a second viewing, try to schedule it at a different time of day. This will give you a better sense of the neighbourhood at various times, such as during the evening or rush hour. While there, walk around the area to observe the surroundings. Is it quiet or busy? Are nearby properties well-maintained? A well-kept neighbourhood is often a good sign of a positive community atmosphere.

In the viewing itself don’t be afraid to ask the seller or viewing agent any questions that you have. For example:

  • Why is the property being sold?
  • How long has it been on the market?
  • Are there any ongoing or planned maintenance issues?
  • Is the property factored, and what are the associated fees?

The answers can provide valuable insights into the property’s history and potential hidden costs.
