Top tips for selling your home this Autumn!

Today’s property market is much less seasonal then it once was and there are buyers who are active all year round. Autumn can be a great time to get your property onto the market as there are lots of buyers who will be looking to get an offer accepted on their new home before Christmas.

Here is Warners’ top tips to help you make sure that you get the best possible price for your property this autumn.

Make a Great First Impression

The fundamentals of selling your home remain the same all year round, so you’ll want to ensure you maximise your property’s ‘kerb appeal’ and make a great first impression. Make sure the lawns are mowed and pathways are clear of weeds. If you’re selling a flat, make sure that the stairwell is clean and tidy in advance of any viewings.

Offer a Warm Welcome

The weather in autumn can present challenges, but you can turn these to your advantage by showcasing your home as a warm, cosy haven. Buyers who are active in autumn and winter are more likely to have the warmth of a home at the forefront of their mind. Make sure the heating is on well in advance of any viewings and, on overcast days, turn on lights so that potential buyers are entering a warm, welcoming environment when they come to visit your property. If you have a fireplace or woodburning stove then this can be a real selling point on colder days, so make sure to have it lit to emphasise how cosy your home is to potential buyers.

Aim to Arrange Viewings Earlier

With the nights starting to draw in, it makes sense to try to schedule viewings during the afternoon or early evening. If work commitments mean that you aren’t able to cover earlier viewings yourself, make sure your agent is able to provide a professional accompanied viewing service to assist with this so you can ensure buyers are able to view your home in its best light.

Similarly, speak to your chosen solicitor estate agent about trying to arrange the photography of your property earlier in the day when the lighting is likely to be better (subject to the ever-unpredictable Scottish weather!).

Clear up any Fallen Leaves

At this time of year as leaves begin to fall, outdoor spaces can quickly start to look untidy. Making sure that gardens and pathways are clear of fallen leaves and debris will help to create a good first impression with viewers.

Make use of Warm, Autumnal Colours

Introducing a splash of seasonal colour can really help your property to stand out from the crowd. Soft furnishings like accent pillows and throws can help to create a cosy environment and brighten up any room. Autumnal flowers like chrysanthemums and dahlias will help to revitalise your outdoor spaces and create a great first impression with buyers before they even enter your home.
