Top Questions to Ask a Seller When Viewing a Property
Viewing properties can be the most exciting part of buying a new home, but it can also be a little overwhelming with so many things to consider and information to absorb. In many cases it will be the seller who will show you around the property, and this is a great opportunity to find out more about the home so that you can identify any potential issues and put yourself in a good position to secure the property for the best possible price.

How much are the utility bills?
With energy bills rising, you will want to make sure you have a good idea about the ongoing costs associated with the property. the seller should be able to give an indication of average electricity and gas bills to help you plan your budget.
How old are the systems?
You’ll want to ask the seller for any information they have on the condition and age of things like the boiler, electric systems and roof. If there have been any recent repairs, ask if these are still under guarantee.
What are the local amenities like?
If you are viewing a property in an area that you’re less familiar with then don’t be afraid to ask about the local amenities that are important to you. If you rely on public transport to get to work, even an extra few minutes’ walk to and from the bus stop will add up and make a big difference to your commute.
What is included in the sale?
This should be stated in the property particulars, but it’s worth clarifying exactly what extras will be included in the sale. Is the seller going to leave behind things like the curtains and white goods,
Ask about the neighbours and the local neighbourhood?
Although sellers might not always be entirely forthcoming with this information, it’s worth asking about the neighbours and the local neighbourhood. How long have the neighbours lived there, are most properties owner-occupied and, if you have a family, do the neighbours have children of similar ages to your own?
Who is responsible for cleaning/maintaining communal areas?
If you’re buying a flat, the home report should state whether there is a factor. If there isn’t speak to the seller to find out who is responsible for cleaning the stairwell, and whether there is a communal fund that residents pay into to cover ongoing maintenance and repairs.
Why are the sellers moving?
In many cases sellers will just be looking to upsize or relocate to a new area. If you can find out if they have already had an offer accepted on their new home then they will probably be looking to sell their current property quickly so you may be able to secure it for slightly less than would otherwise be the case.
When you’re viewing a property, you don’t have to feel like you’re giving the owners the third degree at a viewing. Just be friendly as you are going around the property and ask them questions organically and you will be surprised how much important information that you garner.
