Property Market Spotlight – Corstorphine

Activity in the local property market has been brisk in 2024, with the number of property sales being agreed in Edinburgh and the Lothians at its highest level in over a decade.

The Corstorphine district of Edinburgh, located just to west of the city centre, is one area that has proven to be especially in demand of late. In the 12 months to September 2024, the number of homes sold in the area rose by over 20% annually, reflecting its popularity with house-hunters.

What Makes Corstorphine so Desirable

Situated a little over two miles outside of Edinburgh’s city centre and all of the amenities it provides, Corstorphine has a lot to offer its residents. First and foremost, the variety and quality of properties in the area is typically fantastic. For larger families there are spacious bungalows which typically offer significant garden grounds, and many of which hold the potential for conversion or extension.

Beyond the excellent range of larger family homes there is also a range of traditional terraced homes and more modern flats, meaning that there is something to fit all tastes.

Corstorphine is conveniently located within easy commuting distance of both West Lothian and Edinburgh’s city centre. Public transport links are excellent, providing easy access to the city centre to the east, as well as to Edinburgh’s airport to the west.

Amenities within and around Corstorphine are superb. Edinburgh Zoo is on the doorstep, and there are fantastic walks available at Corstorphine Hill. For those looking to stay active, David Lloyd gym and swimming pool is available, and Carrick Knowe Golf Course is just a short walk away. And for the shopaholics, there’s a great range of retail outlets at the Gyle Shopping Centre.

Add up a great range of properties, an excellent location, strong public transport links, and fantastic amenities, and it’s not hard to see why Corstorphine has proven to be so desirable.

How Much are Properties Selling for in Corstorphine?

Given the surge in the number of properties selling in Corstorphine, it’s perhaps surprising that house prices in the area have not shot up over the last year. In the 12 months the average selling price of a two-bedroom flat in the area stood at £226,999, and for a three-bedroom house the average price stood at £400,817. Both numbers are actually slightly below the level recorded in the preceding 12-month period.

An improvement in the supply of properties for sale in Corstorphine has gone a long way to help rein in house price inflation. With more properties available for sale it has helped bring better balance to the market, and this also means that the premiums buyers have needed to pay to secure a property has eased. During the 3rd quarter of 2024 buyers only needed to pay an average of 0.8% over the Home Report valuation, well down from the figure of almost 10% just two years ago.
