Activity among house buyers and sellers in Edinburgh and the Lothians remained steady during the third quarter of 2025. Figures released by ESPC revealed that the average price of a property sold in Edinburgh between July and September stood at £315,847 – an increase of 3.3% compared to the same period last year.

During the same period, the number of homes sold increased by 8%, while the median selling time was just over three weeks.

Commenting on the results, David Marshall, Operations Director with Warners Solicitors said: “Overall it has been a fairly positive year for the property market in Edinburgh and the Lothians. More homes are changing hands than at this time last year, and in most cases properties are going under offer within a few weeks of coming onto the market.

“It’s still important to put the current market in context though. Three or four years ago it was common to see properties selling for 10% or more above their Home Report valuation. This is far more seldom in the current market, and indeed the average premium being paid to secure a property today is only around 2%. A few years ago there was a real shortage of properties available for sale, but today the balance between supply and demand is far healthier which means that, in general, buyers are not having to pay such large premiums to secure a home.
